How much can you afford?
The first step would be to set up an appointment with your bank or mortgage broker to establish what your budget is. Meeting with a bank also determines if there are certain income related documents you need to provide or employment verification. Do you work a lot of overtime? Do you have a housing allowance? Are you self-employed? What is your debt ratio? These types of unique circumstances can all affect your financing application and may require more legwork on the front end to ensure a smooth transaction once you’ve found the perfect home and written an offer. Getting a financing pre-approval means that you have taken these steps, your bank has what it needs from you, you have an established budget and now you’re ready to start the search!
Other considerations that can affect your purchasing power and need to be taken into account are property taxes and condo fees. A good banker will let you know your budget taking into account these additional home ownership costs.

Once your budget is established, it’s time for the fun part: The Search.
There are some things that may be easier to narrow down, perhaps location or style of home. You likely know how many bedrooms you need and maybe a garage is a nice to have, but not a deal breaker. There is a lot to consider, but narrowing down your search criteria will get you that much closer to what you are looking for.
